If you are renting with a private landlord you will be responsible for minor repairs but your landlord will be responsible for most major repairs. Your landlord will be responsible for;
Ensuring the structure of the property is in good condition, this covers;
- Sinks, baths and toilets
- Pipes and wiring
- Heating and hot water
- The safety of gas and electrical appliances
Your landlord must also ensure the property is fit for purpose, if the property shows any of the following problems, it will not be considered fit for purpose:
- Pest or vermin infestation
- Faulty sewerage or drainage system
- Insufficient access to water
- Is in any way infected
Your landlord is obliged to remedy any of these problems. If they refuse to do so, or the result is not satisfactory then you may be entitled to compensation.
